Safety

For G+30 residential towers, fire safety, structural safety and building security are key checks. The project’s safety specifications have not been released; ask for fire-safety approvals and the specification sheet once the project is RERA-registered. You can also compare the floor plans and amenities as they are published.

Why Specifications Matter

Two homes of the same size can feel very different to live in because of their specifications. The quality of the structure, finishes and fittings affects comfort, maintenance costs and how well a home holds its value over time. For a high-rise project of 16 blocks with G+30 floors, specifications also cover critical systems such as lifts, fire safety and power backup.

What to Check in Each Category

• Structure — the structural system, seismic zone compliance and the type of masonry used.
• Flooring — the material and size of tiles in living areas, bedrooms, kitchen, bathrooms and balconies.
• Doors and windows — main-door material, internal door frames, window frames and glazing.
• Kitchen — counter material, sink, and provisions for water purifier, chimney and appliances.
• Bathrooms — brands of sanitaryware and fittings, and wall-tile height.
• Electrical — wiring brand, modular switches, power backup capacity and EV charging provisions.
• Lifts — number of lifts per block, capacity and speed, which matter greatly in a 30-floor tower.
• Fire and life safety — sprinklers, smoke detection, fire exits and refuge areas.

Ask for the specification sheet to be attached to your agreement, so the finishes you are promised are the finishes you receive.

Building at Scale

With 7,195 apartments across 16 high-rise blocks, consistency of construction quality across every tower is as important as the specification itself. When the project is launched, ask about the construction technology, the quality-control process and how common areas such as lobbies, corridors and basements will be finished.

Specifications and RERA

Specifications also influence long-term running costs: better fittings, efficient lighting and good waterproofing reduce repairs and maintenance over the years.

Once the project is registered, the sale agreement under RERA is expected to describe the apartment and its specifications. Keeping the specification sheet, the agreement and the approved plans together makes it easier to check your home at handover.
